Walpole zoning panel moves to drop its 50 percent cap on expanding non-conforming homes. The Zoning File Review Steering Committee spent Thursday's meeting finishing a cleanup article required after a state law change this July loosened rules on non-conforming residential uses, while keeping special permit requirements for commercial and industrial properties. A committee member called the current two-board review process for projects like a proposed drive-through at the Country Kitchen site on Main Street "frankly silly," backing a proposal to let the Planning Board handle both use and site plan approval in one hearing.
The panel also floated cutting the Water Resource Protection District's residential septic lot-size minimum from 80,000 to 40,000 square feet, aligning it with the state's Title 5 standard, and agreed to move forward with solar bylaw cleanup while holding off on battery storage rules pending state guidance. No formal votes were taken beyond a unanimous motion to adjourn; the committee aims to meet jointly with the Planning Board on Nov. 5.
