Walpole Panel Drafts Data Center Zoning Rules
Other Committee · Meeting of August 31, 2026
Walpole's zoning steering committee drafts rules for data centers before any developer asks. Meeting with two of six members absent, the panel worked through a KP Law memo on Chapter 40A changes from July's state budget bill, including a new by-right path for nonconforming structures and a town option to extend abandonment protections from two to four years. Members leaned toward a special permit process limited to industrial land near Route 1A rather than an outright ban, reasoning "it could be good for our town" if a developer later proposed a favorable deal.
The panel also reviewed a new Department of Energy Resources draft for its solar and battery-storage bylaw and discussed November's Ballot Question 7, which would protect single-family construction on lots as small as 5,000 square feet with sewer access. One member summed up the mood toward Beacon Hill's pace of change: "Why are they screwing up our zoning bylaws?"
